About QREARX
The TIAA Real Estate Account is a variable annuity investment option that seeks to generate favorable total returns primarily through rental income and appreciation from a diversified portfolio of directly held, private real estate investments and real estate-related assets, while providing investors with guaranteed daily liquidity. It targets 75% to 85% of its net assets in direct ownership interests in income-producing properties across primary sectors like office, industrial, multi-family, and retail, as well as alternative sectors such as self-storage, data centers, life sciences, medical offices, senior and student housing, often through joint ventures. The remaining 15% to 25% is allocated to liquid fixed-income investments, including U.S. Treasury securities, government agency bonds, reverse repurchase agreements, and other short-term instruments to ensure liquidity and manage redemptions. With approximately $22.7 billion in net assets as of September 30, 2025, the Account emphasizes geographic and property-type diversification, maintains a conservative loan-to-value ratio below 30%, and limits foreign investments to under 10%. Designed for retirement plans, it offers direct real estate exposure typically reserved for institutional investors, aiding portfolio diversification beyond stocks and bonds with potential for lifetime income conversion.
